Developer creates large luxury homes for people who don’t like gardening

A developer who has created three exclusive townhouses just yards from Leamington town centre has commissioned a professional video of the homes to help would-be buyers who may be overseas or in quarantine after their summer holidays.

A successful open day, allowing visitors to tour the continental style light and airy new build four storey townhouses just a stone’s throw from Leamington’s Parade, took place at the weekend.

But aware that some people are unable to view in person at the moment if they are abroad or in quarantine, the videos offer an almost good as real life alternative until they can view them in person.

In a town famed for its Regency architecture, an open day next weekend is offering the chance for style seekers to experience something at the opposite end of the design spectrum.

Three continental style light and airy new build townhouses just a stone’s throw from Leamington’s Parade are opening their doors on Saturday September 12.

Each home at Victoria Court in Kenilworth Road offers well over 2,500 sq ft of space over four floors and an open plan living area blending seamlessly into an easy to maintain walled balcony garden via full width bi-fold doors.

The unusual contemporary properties have been created by Warwick developer Space GK, which recently converted the original 19th century building to which they are attached into two dramatic duplex apartments and a penthouse.

Space GK’s architects, who are entering the development for a design award, have created light and space with strategic use of windows and glass.

Each house has a bright, light-filled 33-foot long living dining kitchen area, four bedrooms, two bathrooms and a large media room, along with cloakroom, utility room and double garage with an electric car charging point.

One further town house has already been sold and developer Gary Kedgley will be moving with his family into a fifth, detached property in the grounds.

Gary, who has worked all over the world for several decades, says his global travels have inspired the designs.

“I’ve lived in Denmark where open plan living like this and popping out to cafes on the doorstep is a normal way of life. These houses are such a contrast to the traditional architecture of Leamington.

“I was interested to see how we could blend the history of the town with a modern, continental way of living. I’m fascinated by architecture and history and how buildings can evolve and be changed from their original purpose to suit how we live now.”

As well as his travels informing his architectural decisions, Gary has also played a role in the interior design element of the build.

“I’m not a designer at all – but I did find some incredible paintings when I was in Cuba. So the interior designer has used those to decorate the show home. They have an immediate impact in the same way that the houses do.”

His is very much a family operation – with his GP wife Helen and solicitor brother-in-law Neil working alongside him in the business.

In fact, Victoria Court played a pivotal role in Helen’s career choice. Her mother was a nurse there in its earlier incarnation as a retirement home – and sometimes the siblings played in the garden as children.

 

 

“Helen was so inspired by her mother’s passion for looking after people that she decided to become a doctor,” explained Gary.

There is no sign of the building’s previous existence now – but it is interesting to reflect that Leamington’s original purpose as a venue for people to come and take its healing waters has somehow come full circle – with its newer residents finding its coffee bars and parks have similarly restorative properties.

The townhouses are being jointly marketed by ehB Residential in Leamington and Stratford’s Peter Clarke.

Estate agents in Leamington are hailing the town’s “thriving” property market after a new development of luxury apartments sold out within hours of being put on the market.  Property agent ehB Residential sold all of the apartments at the new Park House development in Avenue Road in the first four hours of its open weekend.

The apartments were priced between £195,000 and £380,000 and were all snapped up by private buyers.

Edward Bromwich, of ehB, said that the high specification and the attention to detail on every aspect resulted in the development being extremely successful.

He said: “We have been working in partnership with Space GK managing director Gary Kedgley and his team since the start of the project.

“They have not only created eight high-quality apartments, but they have also put a lot of work into restoring the building’s architectural character.

“This has been achieved by looking at old photographs to return the building to its former self while ensuring it complements other buildings in Avenue Road.

“The developer has combined the very high specification and attention to detail throughout, considering what features are important to potential purchasers such as built-in appliances to increase worktop space and basement storage.

“Leamington Spa has a thriving property market, with a particular demand for high-quality homes, and this was demonstrated by the ability to sell all of the apartments in such a short space of time.”

These sentiments regarding Leamington’s property market – specifically when considering new builds, were echoed by Paul Petticrew, associate listings manager at Newmans in Leamington, who said: “Higher-end properties in Leamington are very popular with those valued at more than £500,000 often getting multiple bids and going for over the asking price quite dramatically in some cases.

“Overall transactions are down in terms of house listings being down year on year and there is a lot of competition for new buyers so a lot of people are going for new builds.”

The scheme, developed by Warwick firm Space GK, comprises of eight one and two-bedroom apartments, including two duplexes and one rooftop penthouse.
